What is the difference between commercial vinyl and linoleum?

Commercial vinyl is a polyvinyl chloride sheet or tile, manufactured with plasticisers, stabilisers and fillers, either as a homogeneous sheet where the colour runs all the way through or a heterogeneous build with a printed design layer and a clear wear layer over it. Linoleum is a bio-based material made by oxidising linseed oil into a cement, mixing it with pine rosin, wood flour, cork dust and limestone and calendering it onto a jute backing.

The names get used interchangeably in everyday speech and that causes real specification errors. Both are supplied as sheet, both are hot-welded at the seams, both can be coved up the wall and both look similar once laid, so the difference only shows up in how they behave in service – which is exactly when it is expensive to have got it wrong.

How the materials behave differently

Vinyl is a thermoplastic. It is flexible, dimensionally forgiving, easy to cut and shape and it tolerates a wide range of chemicals. It is comfortable to work with on site, which is one reason it remains one of the most widely specified commercial floor coverings in the UK.

Linoleum is a cured natural material and it behaves more like a board than a plastic. It is stiffer, more brittle at the edges and it continues to mature and harden over an extended period after installation, which is what gives it the reputation for getting harder and more durable with age. It also moves with humidity in a way vinyl does not, which is why it needs acclimatising properly before it goes down.

Two linoleum quirks catch people out. The first is ambering. Freshly unrolled linoleum carries a yellowish film from the linseed oil that makes light colours look wrong; it fades within days of exposure to daylight but it causes alarm at handover if nobody warned the client. The second is the smell, which is the linseed oil rather than a solvent and which also fades, though it is worth mentioning before an occupied building smells of it on a Monday morning.

Cleaning chemistry – the difference that actually costs money

This is where most linoleum failures come from and it is entirely avoidable. Linoleum is sensitive to strongly alkaline cleaning products. A high-pH stripper or a strong alkaline detergent will saponify the linseed oil binder, dulling the surface, softening it and eventually breaking it down. Vinyl is far more tolerant of the same products.

In practice that means a linoleum floor needs a cleaning regime written specifically for it, using neutral or mildly alkaline products and it means the cleaning contractor has to be told. Handing a linoleum floor to a cleaning team that has always used the same product on vinyl is one of the most common causes of premature linoleum failure.

Modern linoleum ships with a factory-applied surface treatment which removes the traditional polish-and-strip regime and makes the floor far more forgiving than it used to be. That treatment does wear at high-traffic points over time and it is renewable, but the renewal is a specific product and process rather than a generic sealer.

Vinyl has its own version of the same issue at a lower stakes level. A factory PUR treatment on a commercial vinyl also removes the polish regime and applying a traditional polish over it is a waste of money that also makes the floor harder to maintain.

Chemical and stain resistance

Vinyl is the more chemically resistant of the two in most laboratory and clinical settings. It handles a wider range of disinfectants, solvents and reagents without surface damage, which is why welded vinyl dominates in laboratory and clinical environments and in areas cleaned with chlorine-based products.

Linoleum handles ordinary spills, food and general soiling perfectly well but it is more vulnerable to standing water, prolonged alkaline contact and some solvents. It also stains more readily from certain dyes and it is less suited to areas that get flooded rather than mopped.

Neither material is a good answer to repeated hot liquid discharge or thermal shock. Where an area sees boiling water, steam or hot fat routinely, the usual specification is a polyurethane screed rather than either sheet material – which is the reason a commercial kitchen takes resin behind the line even where the servery takes vinyl.

Indentation, castors and heavy loads

Both materials are rated for residual indentation under EN ISO 24343 and both are available in grades that handle commercial furniture and equipment. The difference is in how they respond.

Vinyl deforms and largely recovers, which suits rolling loads and moved furniture. A heavy static load left in place for a long time will still leave a mark, particularly on a foam-backed acoustic build where the backing is doing the compressing.

Linoleum is harder and resists indentation well once cured, but because it is stiffer it is more prone to damage at a point load with a sharp edge – a dropped instrument or an unprotected chair foot can gouge rather than dent. In heavily loaded areas the practical answer for either material is the same: protect the floor at the load points and check the indentation classification against the actual equipment rather than the room type.

How each material handles the substrate

Both materials need a smooth, sound, dry substrate and both will telegraph defects, but linoleum is the less forgiving of the two on two counts.

The first is moisture. Linoleum’s jute backing and its adhesive are more vulnerable to residual construction moisture and a slab that a vinyl might survive can cause a linoleum floor to lift or curl. Relative humidity testing before installation is not optional and where the reading is too high, an epoxy DPM should be applied. The cost of that is trivial against the cost of taking up a hospital ward floor.

The second is flatness. Linoleum is stiffer, so it bridges rather than conforms, which makes an unevenness show as a hollow or a high spot rather than following the contour. A properly applied smoothing compound over a prepared substrate matters more here than it does under a flexible vinyl. General guidance sits under subfloor preparation.

Installation skill and cost

Linoleum is harder to fit well. It is stiffer to handle, it needs correct acclimatisation, the setting-out has to account for its movement, the seams need scribing accurately because the material is less forgiving of a poor cut and welding it is a different technique to welding vinyl. A fitter who works in linoleum regularly produces a very different result to one who does not.

Material cost between the two is broadly comparable at commercial grades with linoleum often slightly higher, but the installed cost gap is usually wider than the material gap because of the labour and the preparation. That is worth pricing honestly at the outset rather than treating linoleum as a like-for-like swap in a value engineering exercise.

Sustainability and specification pressure

This is where linoleum has regained ground. Its raw materials are largely renewable – linseed oil, pine rosin, wood flour, cork and jute – and manufacturers publish environmental product declarations showing low or in some cases negative cradle-to-gate embodied carbon once biogenic carbon is counted. For projects scored against BREEAM, a net zero commitment or a public sector sustainability requirement, that is a real advantage and it appears on tender documents.

Vinyl’s position has improved but the arguments are different. The industry has moved to phthalate-free plasticisers in commercial products, closed-loop recycling schemes exist for offcuts and end-of-life material and some ranges carry substantial recycled content. Vinyl also lasts a long time and is repairable, which matters in a whole-life assessment.

The honest summary is that linoleum has the stronger bio-based story and vinyl has the stronger technical range and a specification that names one purely on sustainability grounds without checking the cleaning regime and the exposure has solved one problem by creating another. This sits inside the wider question of sustainable commercial flooring.

Which sectors use which

Healthcare uses both. Welded vinyl dominates clinical areas because of chemical resistance and the chlorine cleaning regime; linoleum appears in wards, corridors and non-clinical spaces where sustainability targets and appearance carry more weight. Both are covered under healthcare flooring.

Education is where linoleum is strongest in the UK. Classrooms, corridors and libraries suit it, the cleaning regime is controllable and school projects are frequently scored on sustainability. Vinyl still takes the science labs, food technology rooms and wet areas.

Retail and hospitality lean towards vinyl and LVT for design range and speed of replacement. Industrial and food production areas take neither in the working zone, where resin is the answer.

Reaction to fire

Both materials are classified under EN 13501-1, which gives a floor covering a Euroclass rating such as Bfl-s1, where the fl subscript denotes a floor and the s number is the smoke sub-class. Commercial vinyl and linoleum both commonly achieve Bfl-s1, but the classification belongs to the tested product and build-up rather than to the material generically, so the rating is taken from the data sheet rather than assumed. Escape routes and protected stairs usually carry a higher requirement than the spaces they serve.

Confirm the cleaning regime and who will deliver it, because that decision alone rules linoleum out of some buildings. Confirm the chemical exposure by name rather than by room type. Confirm that the fitting team has genuine linoleum experience if linoleum is chosen.
