Bought-in coating or contractor-applied system?
The answer depends on how hard the floor works, not on how large it is. A bought-in coating is a thin film sitting on a prepared substrate. A contractor-applied system is a thicker engineered build-up specified against a measured set of conditions. These are the differences that decide the outcome.

Read that table as a routing tool rather than a scorecard. If the floor is a store room, a plant room, a small workshop or a garage, a bought-in coating applied carefully will serve for years. If the floor carries forklift traffic, hot washdown, chemical spillage, food hygiene requirements or a thermal shock cycle, a film will not survive it.
Where a Watco coating is the right answer
A bought-in coating earns its place when the slab is sound, the traffic is light to moderate and the work can be done by people who are already in the building.

Once the floor has to resist something, thickness stops being optional.
Forklift and pallet truck traffic concentrates load onto a few square centimetres of wheel contact. A 300 micron film has nothing to distribute that load into, so it shears at the contact point and lifts. Hot washdown at 60 degrees or above drives thermal shock down through the coating into the substrate, which is the reason polyurethane screeds exist at all. Sustained chemical exposure needs enough build to absorb attack without reaching the concrete beneath. Food and pharmaceutical hygiene standards need coved detailing at wall junctions that a paint film cannot form. Falls to drainage need a screed laid to fall, not a coating brushed over an existing gradient.

Watco floor paint versus resin flooring
Floor paint and resin flooring are not competing versions of the same product. Floor paint is a decorative and dust-proofing film measured in microns. Resin flooring is a surfacing layer measured in millimetres that carries load, resists chemistry and can be laid to a fall.
The practical test is what happens when the surface is damaged. A scratched or chipped coating exposes bare concrete immediately, because there is nothing behind the film. A 6mm polyurethane screed can take a gouge and still have several millimetres of protection underneath. That is the whole argument in one sentence and it is why the two products sit at different price points. Preparation decides the outcome
Far more bought-in coatings fail from poor preparation than from poor product choice.
Concrete has to be clean, dry, sound and open before anything goes onto it. Laitance, the weak dusty layer left behind by power floating, must come off or the coating simply bonds to dust. Oil that has soaked into the slab has to be drawn out rather than wiped over. Moisture rising through the slab will push a coating off regardless of what the tin promises. Watco publishes preparation guidance for its own products and it is worth following exactly, because the product warranty assumes it has been followed.
A quick check before committing: tape a square of polythene tightly to the floor, seal all four edges, leave it for 24 hours then look underneath. Condensation on the polythene or a dark patch on the slab means moisture is moving upward and a damp proof membrane is needed before any coating or resin system is laid.
How Watco fits into a specification
On a commercial project Watco products usually appear in one of three roles: as a maintenance coating on secondary areas, as a repair mortar patching a slab before a resin system is laid over it, or as line marking applied on top of a finished floor.
