What damage can a resin floor suffer?

Cracking. Most often reflective – a crack or joint in the concrete slab telegraphing through the resin above it. Delamination tends to spread under traffic, especially where water or chemicals get in beneath the system, so early intervention matters.

Chips and impact damage. Dropped tools, pallet corners and point impacts take chunks out of any resin surface. Cosmetically annoying but simple to repair and left open they let water and cleaning chemicals get under the surrounding floor.

Wear and traffic lanes. Forklift routes, doorways and pinch points wear before the rest of the floor. The wearing course thins, dulls and eventually exposes the base coat or concrete.

Blistering and pinholes. Bubbles from trapped air, moisture vapour or outgassing during installation – and sometimes osmotic or vapour pressure building up afterwards. Pinholes can also come from substrate porosity and application conditions. How is a resin floor repaired?

1. Diagnose the cause. The repair only holds if the reason for the damage is understood: was it impact, wear, movement, moisture or a bad original installation? A survey with moisture testing and a bond check answers this and it is the step that separates a lasting repair from a repeat failure.

2. Cut back to sound material. The damaged area is saw-cut or ground back to a clean, firmly bonded edge. Feathering into loose material is what makes cheap repairs fail at the perimeter.

3. Prepare and prime. The exposed concrete is ground clean, any slab defects are made good and the area is primed. Where the slab needs deeper work first, that is handled as concrete repair before resin goes anywhere near it.

4. Reinstate the build-up. The repair material is matched to the original system – epoxy, MMA, polyurethane or PU cement – rather than defaulting to one product. It is built back to the original floor thickness with a mortar for deep fills then the appropriate topping. Repair when damage is localised and the cause is local: an impact chip, a worn doorway, an isolated delamination with a known cause. Fast, contained and by far the cheapest route.

Recoat when the floor is generally worn but still bonded: the surface is dull, scratched and thinning across wide areas without lifting. Provided the existing system is sound, clean and compatible with the new coat, the floor is ground to provide a key and a new wearing coat goes over the top – most of the benefit of a new floor without the excavation.

Replace when the problem is systemic: widespread delamination, persistent moisture failure or a slab that is moving. Overcoating a floor that is letting go from below wastes the cost of the new layer. It comes back to the same rule that decides every resin question: fix the substrate first or fix nothing.

Can you repair a resin floor yourself?
