Car park deck coatings and waterproofing

A car park deck does two jobs at once: it carries vehicle traffic and it protects the structure underneath from water. When the coating fails, water and chlorides from road salt get into the concrete and reach the steel reinforcement and what starts as a tired surface becomes an expensive structural repair. A proper deck coating system keeps the water out and the deck in service.

Surface Specialists arranges car park deck coatings, waterproofing and surfacing. We match the structure to the right system and arrange installation by experienced specialist contractors, so the deck is prepared properly and coated to specification. You deal with one point of contact from first enquiry through to a completed deck. This page explains the systems available and how a car park deck is specified.

What is a car park deck coating?

A car park deck coating is a waterproof resin system applied over a concrete or steel deck to seal it against water, carry traffic and provide a safe anti-slip surface. It is usually a polyurethane or hybrid system, applied in layers with a wearing course and an anti-slip finish and bridges fine cracks so the deck stays watertight as the structure moves.

Car park flooring, deck coating and deck waterproofing all describe the same outcome: a continuous protective surface that stops water reaching the concrete and the reinforcement inside it. The system is specified around where the deck sits and how it is used, because an exposed top deck, an intermediate floor and a ramp all face different demands.

Why a car park needs a waterproof deck coating

The biggest threat to a car park structure is water carrying chlorides from road salt. Once it soaks into unprotected concrete it corrodes the steel reinforcement, which expands, cracks the concrete and weakens the deck. A waterproof deck coating is the barrier that prevents this, which is why it is treated as structural protection rather than decoration.

A good system also keeps the deck safe and usable: an anti-slip surface protects drivers and pedestrians in the wet and bright bay and route marking keeps traffic moving. Replacing a failed coating is far cheaper than repairing a corroded deck, so keeping the waterproofing intact protects the asset and avoids closures.

Which deck coating system is right for your car park?

The right build-up depends on where the deck sits in the structure and the traffic it carries. The specification is confirmed at a site survey.

Polyurethane deck waterproofing

A flexible, fully bonded polyurethane system that waterproofs the deck and bridges fine cracks as the structure moves. It is the standard choice for trafficked decks and the exposed top deck, where movement and weather are greatest.

Heavy-duty trafficked systems

Thicker build-ups with a wearing course and anti-slip aggregate for ramps, entrances and high-traffic decks that take constant turning and braking. These resist the wear that strips a thinner coating.

Fast-cure systems

Where a car park cannot close for long, fast-cure systems let a bay or deck return to use quickly, so the work can be phased around opening hours.

Multi-storey and surface car parks

A multi-storey car park has different demands at each level. Intermediate decks need waterproofing to stop water tracking down through the structure, the exposed top deck needs a system that handles weather and movement and ramps need extra slip resistance and wear resistance. A surface car park is mainly about a durable, well-drained, clearly marked surface. We specify each area for what it does rather than coating the whole structure the same way.

Line marking, bay marking and surfacing

A car park deck also needs clear bay and route marking, directional arrows and hazard zones to keep traffic moving safely. We cover car park line marking and bay marking through our line painting service, applied to suit the coating and the layout. Where a surface car park needs more than marking, surfacing and resurfacing restore a worn deck to a sound, even finish before it is sealed and marked.

What to know before you specify a car park deck

Preparation and repairs come first. A coating only performs over a sound deck. The surface is mechanically prepared and any concrete repairs to spalled or cracked areas are carried out before coating, so the system bonds and stays watertight. See our subfloor preparation services.

Movement and cracks. A car park deck flexes with traffic and temperature, so the system has to bridge fine cracks and accommodate movement joints rather than crack with the deck.

Keeping the car park open. Few car parks can close completely, so works are phased deck by deck or bay by bay and fast-cure systems are used where turnaround has to be quick. The programme is planned around your operation at survey.

Slip resistance and drainage. An anti-slip finish keeps the deck safe in the wet and the system is laid to falls so water drains rather than ponds. Both are specified to suit the deck.

Looking after a car park deck

A deck coating is a long-term asset, but it lasts longest when it is looked after. Regular cleaning to clear grit, oil and standing water keeps the surface performing and the drainage clear and a periodic inspection catches small problems while they are still small. The areas to watch are the exposed top deck, ramps and the line of any movement joints, because these take the most weather and movement.

The signs a deck is due attention are worn or bald patches where the anti-slip finish has gone, hairline cracking, lifting at edges and joints and damp patches appearing on the level below. Acting on these early usually means a localised repair or a recoat rather than stripping and replacing the whole system, which keeps cost and disruption down and stops water reaching the structure. A survey will confirm whether a recoat, a repair or a full system is the right step.

Why choose Surface Specialists?

Car park decks are a specialist field and the right result comes down to the right waterproofing system specified for the structure and laid by people who do this work every day. That is what we arrange with one point of contact looking after the project from start to finish.

  • A specialist focus. We concentrate on commercial surface treatment, so your deck is matched to the right system rather than a one-size-fits-all answer.
  • Experienced contractors. Installation is carried out by established specialist contractors with a track record in car park deck coatings and waterproofing.
  • Minimal disruption. Phased works and fast-cure options keep the car park open while the deck is coated.
  • One point of contact. From survey and specification through to a completed deck, you deal with us.

This is one of our commercial resin flooring services. We also cover industrial flooring, anti-slip flooring and bund lining. Learn more about Surface Specialists or explore the full range of resin flooring we cover.

Frequently asked questions

How long does a car park deck coating last?

A correctly specified and properly installed deck coating typically lasts 10 to 20 years, depending on the system, the traffic and the exposure of the deck. The exposed top deck and ramps wear faster than sheltered intermediate floors, so they are sometimes specified to a heavier build-up.

What is the difference between a deck coating and ordinary floor paint?

Floor paint colours and protects a surface but does not waterproof a structure or bridge cracks. A car park deck coating is a layered waterproofing system designed to keep water and chlorides out of the deck and to flex with the structure, which is why it is used where the concrete has to be protected.

Can the car park stay open during the works?

Usually, yes. The works are phased deck by deck or bay by bay so part of the car park keeps operating and fast-cure systems can be used where turnaround has to be quick. The programme is planned around your operation at the survey stage.

Do you repair the concrete as well as coat it?

Yes. Spalled and cracked areas are repaired and the surface is prepared before any coating goes on, because the waterproofing only performs over a sound deck. Repairs and preparation are set out in the specification.

Can you add anti-slip and line marking?

Yes. An anti-slip finish is built into the coating for ramps and trafficked areas and bay and route marking is applied to suit the layout. Both are specified to keep the deck safe and clearly organised.
